Crawl space waterproofing and encapsulation in Southfield

Updated October 19, 2026 · referral service, not a contractor

Crawl spaces in Southfield mostly sit under additions, split-levels and the family-room wings tacked onto 1950s ranches. They're low, damp and over clay, so moisture rises into the floor above. Fixes range from a sealed vapor barrier to a full encapsulation with drainage and a dehumidifier.

What's actually wrong down there

Standing water after rain means the crawl floor is below the surrounding grade or the footing drains are gone. Damp soil with no standing water means vapor: the Blount and Lenawee clay under much of Southfield holds water near the surface, and that water evaporates straight up into joists and insulation. Musty smell upstairs, cupped hardwood and sagging fiberglass are the usual tells.

Options a contractor will discuss

Vapor barrier

A 6-mil or heavier polyethylene sheet over the soil, seams taped, run up the walls. The minimum fix for a dry but damp-smelling space.

Encapsulation

A reinforced liner sealed to walls and piers, vents closed, rigid insulation on the walls, and a dehumidifier. Turns the crawl into conditioned space.

Drainage and sump

Perimeter drain to a sump pit when water collects; the same approach as basement drain tile, just in a low space.

Exterior fixes

Grading, downspout extensions and sealing the vents or access well often solve the standing-water part cheaply.

Split-levels and additions

North Southfield has clusters of 1960s split-levels where the lower level is a half-basement and a crawl sits under the bedroom wing. When the half-basement gets drain tile, the crawl should be tied into the same sump; otherwise water moves from one to the other. Make sure any estimate covers both.
