Foundation crack repair in Southfield
Updated October 19, 2026 · referral service, not a contractor
Hairline vertical cracks in poured walls are usually sealed from inside with epoxy or polyurethane injection in a few hours. Horizontal cracks, stair-step cracks in block, or any wall that bows inward call for structural repair, and in clay like Southfield's they tend to get worse each wet season.
Which cracks are normal and which aren't?
| What you see | Likely cause | Typical fix |
|---|---|---|
| Thin vertical or slightly diagonal crack, poured wall | Shrinkage as concrete cured | Injection to stop water; monitor |
| Crack at a window corner or pipe penetration | Stress point, settling | Injection, sealing the penetration |
| Horizontal crack mid-wall, block | Soil pressure, frost, saturated clay | Carbon fiber straps or steel beams; relieve water outside |
| Stair-step crack through block mortar, wall leaning in | Lateral pressure or footing movement | Structural repair; may need excavation and anchors |
| Floor crack with water or heaving | High water table, hydrostatic pressure | Drain tile and sump rather than patching the crack |
Why Southfield block walls bow
Blount and Lenawee soils swell when wet and shrink when dry, and they stay wet a long time. Each saturated spring the clay pushes on the wall; each freeze pushes harder. Block walls with no reinforcement, standard in 1950s and 1960s Southfield construction, can bow an inch or more before anyone notices the horizontal crack behind the paneling.
A contractor measures bow with a straightedge or laser. Under about an inch, carbon-fiber straps epoxied to the wall usually hold it. Past that, steel I-beams or wall anchors, and sometimes exterior excavation to take the pressure off.
Cost picture
HomeGuide's national averages: roughly $250 to $800 for a single injected crack, and $2,000 to $12,000 or more for structural repair of a bowing wall depending on method and length. Those are not Southfield quotes; the independent contractor gives you one in writing after looking at the wall.
